[00:01:13] Speaker B: Pete, thank you to invite me in this event where you know your main goal how we shared before is to add the value to people they want to starting or they are part already of this beautiful business called real estate. [00:01:29] Speaker A: Absolutely. We. We believe here that going forward the the better agents are going to need to be agents and investors. Obviously you teach some things around that as well. So I guess go over some of the things that you teach and you cover in your book that will help people you know become successful investors successful in life. Really? [00:01:48] Speaker B: Yes. Like Pete, like the. The book you share called Healthy Rich and Happy is one of something I'm really proud and I will explain why this book is endors 3 my friend. One is a billionaire create big company the most important company over here in Europe in in university Another one is a multi family expert rock Cliff and the third one is brand Gov. These people they believe in my message and I will explain soon why these three world healthy rich and happy represent now my life but my goal is to share with more people is possible the way they really possible achieve these three words so important. First of all I believe in in create something from the internal part and I assembled this method called MPBE meditation pre biohacking and exercise where with this kind of four foundation is the base to go after the wood dream. You have in mind the real estate the vehicle where after you build the you know this important start Every day, step by step, you will go after your dream. And real estate is the best way to becoming a multi millionaire. Like myself. Like you what we spoke before. You know, I am a different life because you know, before I create, you know, a chain of jewelry over here in Italy where I sell for a multi millionaire, multi million company. And after I moved 2011 in Florida, you know, with a lot of pain because you know, I have difficult to speak English difficult to understand the market of real estate in Florida. But when the market crash, I go over there. Now I understand really the power of real estate. And in the book I explain step by step. How is important really to achieve and to go after, you know, some kind the leads and how generate this kind of lead with the clear strategy. Step by step. Where they need to find which kind of website they need to go, which kind the list of leads they need to buy. And you know, I explained really how is important real estate. How you explained before. A lot of unfortunately a lot of agent, a lot of brokers. They have set up their mind in one box only the 3% of commission. That's it. This is the biggest take. And I believe in this. Because you know who have the majority of the deal. First of all, they are the broker at agent. But because their mind is set up in the process where they need make money only from commission. Never they see the opportunity to make money like in the investment part. [00:04:58] Speaker A: And that's. I definitely. [00:05:01] Speaker B: Yeah. What you know, like what I think so. I think so. You know, like. Because my life starting in the opposite sides. I starting like first of all to invest. And after I becoming broker to find more deal, create more relationship and bring my luxury wealth company at the next level to working with really high performance client means people they have, you know, really high property. Like with multi millionaire property. The thing is this one, you know, I think Vista agent they need you know, change completely their mindset. Because two investment investor like me, I want to work with people. They bring me the deal and give them one. You know, the percentage of the. The deal. Because my goal technically is invest more quickly in some way. When I do flipping my deal and receive more fast as possible. The. The. The. You know, the. The profit. But I am open for example like investor to working with agents where they have like commission in the deal. And this is what really important to change the mindset of people in real estate business. You know. And in the book I go deeply how is important build with MPB a method I explained. Plus, you know, go through step by step. Where find the deal and how close the deal so important because it's the opportunity in United States is everywhere, you know, and I believe 1000%. [00:06:33] Speaker A: Yep. I would definitely agree with that. Especially in the whole. The whole point of the podcast has always been that going forward I believe we're going to see commission compression across the industry. So the commission rates are going to be coming down, I think everywhere. And if you really want to become wealthy like you're saying, you need to be investing in real estate. You need to understand your market very deeply. And that gives you opportunity for to to see and find deals that make sense for you as an, as an investor. Whether you're looking to buy and hold, whether you're looking to fix and flip, if you're looking to wholesale some properties and then if none of those work, you can turn it into a listing. So to become a fully integrated in the real estate space as a professional, you have to be doing both I think going forward. [00:07:21] Speaker B: And the bit what I want to share with you something is to a lot of time agents they have so much excuse. And honestly I want to share with you because what's happening with the majority of people and think about. I coming from the other part of the world. I am Italian, 100% coming from Napoli, my city where I build. You know, in Italy this jewelry company. After I sold and you know, I moving to the United States. But I started to invest over here in Italy. What I see is something where you know, agent to other human being. They want to start in United States. They started with these excuse is no money. I I don't have money, blah blah blah. It's only excuse because in reality you know better than me. If you have like the deal. You have so many people that will lend the money hard money lender, investor like myself, you know, and other kind opportunity you find. The problem is this one. You know, everybody try to find excuse to don't go after their dream because they think about is so difficult reality real estate. And I talk because I have a complete little, you know knowledge about what I tell you know, is really easy. And I call I explained to in the book something. You know, first of all, when you don't have money, you have the possibility to borrow the money United States to our money lender and a small percentage of your money. And what I tell in the book after 355 flipping and one portfolio of cash flow where I have every month six figure a month and I have the possibility to travel the world is this one starting with flipping because flippy if you don't have money flipping give you the possibility to generate capital profit. 2 if you pay capital gain and reinvest technically the capital gain in some, you know, new deal or like with the 1031 exchange or technically you like you after you create the base where you possible starting to split your money in different property with a small deposit you started to invest in cash flow. And when you have enough possibility of the money I you know, this is my strategy. I have like flipping to generate profit cash flow to live comfortable. At the third one I find a land in area. I am specializing in auction in Miami Dade Brower at Pal beach in Florida. Where technically I go and I choose Lanka in the area. After I study in the detail what's happening in the area. How is possible really easy. If you go to a different county or different city in particular in four in Florida. I don't know in other state they have the obligation to share with you which kind of project they have in the area. Now what's happening this bit. If technically you understand again in this area is not already growing exponentially. But you have a 10:15 in project. If you buy a land in this kind area you wait for three four, three, five year you will ten 15x your money. And this is what they do every time. And for this reason I think so. Real estate for me is the most important powerful vehicle to create wealth easily respect with the other kind of business. [00:11:06] Speaker A: You know, I definitely would agree with that much. And like you said, even if you don't have money, you can find it if the numbers make sense. You're going to. The lenders will come in. A hard money lender will come in because if you can't perform, they'll take over the property and they're going to make out. So having knowing your market, knowing what's happening and knowing those numbers are paramount to making sure that you're, you're finding a good deal and you're going to make a profit. I love the idea of going and looking at the, the county records and finding out what projects are upcoming because the state's funding that. So if they're telling you in the next two, three years we're going to build this development here, we're going to put this in over here. Great, great time to buy land and hold it because they're going to need the land and then you just sell it back to whoever's building there. [00:11:53] Speaker B: And Pete, you know what? Sometimes people they, you know, they don't understand Sometime, you know, two if your mindset is focused to build wealth through real estate. Sometimes you know happening to me I driving and I started to see a lot of construction in the way where for example you know the city starting to open the street put a big pipe water pipe. And you know this is. Is like almost like really practical. But what why I share with you because this kind of sign give you already an idea what's happening in the area. And this is so important. But after you do this you see something moving in the area. It's so important to really go in the city attack information. And really is this is beautiful because it's a public. You know, it's. It's for everybody. Everybody they possible know. But not everybody they do this kind of the thing. And know a lot of investors they share this kind of strategy. Because technically is a. Is a. Is a way really to understand where everything is growing and where you need to invest in some kind of product. I in particular I invest for this kind of strategy in. In. In land. And after what's happening the beautiful about you know when you choose the correct land in the correct area. Because the area around you in general when starting to growing. The zoning is starting to change. And when the zoning started to change you possible called something a variation city and ask to have more you know possibility to build in your land. And this what's happening. You know better than me give you the possibility really to multiply with 10x20x your first investment, you know. [00:13:53] Speaker A: Yep. For sure. Especially if you get something zoned for commercial that's coming up that's going to you be able to build bigger more on it. So it'd be more valuable to the people coming in to put a business there 100 so where can people find aside from your book being on Amazon there healthy rich and happy. And I like how I explained is so important to first of all create your internal part. And after go to the other step. Because it's the way more important to create less stress in your life. If you do the opposite. You go after your you know material thing happening. Like me where I arrive at one point where I am becoming a multi millionaire. But technically I feel empty. And for this reason I find this method change completely life, you know. [00:15:09] Speaker A: Yep. 100% agrees. I've talked with a couple different guests that have said basically the same thing where you have to take care of yourself first and then you can go do the other things that you're looking to do. If you haven't taken care of yourself, you're you're working on a half empty tank, basically. So self care. Super important.
